Reservation & check-in times

• Check-in is from 3:00 PM. Check-out is by 11:00 AM.
• Maximum capacity is 6 guests in total, adults and children combined.
• Keys and digital access codes are issued only after we have received and verified ID for every occupant.

Guest identification (required by Egyptian regulations)

Official government ID is required for every occupant. Send digital copies before check-in and present them to building security on arrival.

• Non-Arab foreigners: passport plus valid Egyptian entry visa or stamp for all adults.
• Egyptian citizens: national ID card or Egyptian passport. Cohabitation proof is required: an official Egyptian marriage certificate.
• Arab / GCC nationals: passport plus Egyptian entry visa or stamp. Cohabitation proof is required: an official home-country marriage certificate or family booklet.
• Mixed parties (Egyptian and foreigner): the foreigner's passport and visa, plus the Egyptian's national ID or passport. Cohabitation proof is required: a notarized marriage certificate or a valid signed Orfi (customary) contract showing full legal identities.

Refusing or failing to provide the required documents is a guest default. Entry is refused and the reservation is cancelled with no refund.

Pricing tiers & refund policy

• Non-refundable rate: a 10% to 15% nightly discount. It is 100% non-refundable once the booking is confirmed, apart from the 48-hour grace period below.
• 48-hour grace period: any booking gets a full refund if written cancellation arrives within 48 hours of confirmation, provided the reservation was made at least 14 days before check-in.
• Date changes: changes requested at least 14 days before arrival are accommodated without penalty, subject to availability.
• We strongly recommend independent travel insurance for flight disruptions or medical emergencies.
• These tiers apply to direct bookings. Bookings made through Airbnb, Booking.com or Vrbo follow the cancellation policy shown on that platform.

Samer I. Hassaballa, owner and lessor of the Maadi Nile View apartment (Maadi Stars Towers, Tower 3A, Floor 12, Suite 5, Cairo, Egypt).

Regulatory compliance

This tenancy is regulated under the Egyptian Civil Code and Ministry of Interior and national security directives for short-term rentals. The lessor may enter the property and end the agreement without judicial warning or prior notice where there is a failure to meet statutory requirements, unverified identity documents, or unauthorized conduct on the premises.

Liability

• Assumption of risk: guests and occupants accept the risks of staying at the property, including personal injury or property damage.
• Personal belongings: the lessor is not responsible for lost, stolen or damaged valuables, cash, jewelry or electronics.
• Indemnification: the primary guest agrees to defend and hold harmless the lessor, building management and staff from claims arising from the guest's stay or negligence.
• Utilities: the lessor is not liable for temporary outages beyond their control, such as power cuts, water shutdowns, internet outages or elevator repairs.

Emergency right of entry

The lessor or authorized building staff may enter immediately without prior consent for emergency maintenance threats (such as water leaks or gas smells), suspected illegal activity, noise complaints, or failure to provide required security documents.

Governing law & jurisdiction

This agreement is governed by the laws of the Arab Republic of Egypt. Any dispute falls under the exclusive jurisdiction of the competent courts of Cairo, Egypt.

Acceptance

By signing, paying for a reservation, or clicking "Agree & Continue", the primary guest confirms they have read and accepted all terms and house rules.
